Remodelling Your Home
The economic problems that are plaguing the housing market in the UK has many people wondering what to do. They know that their home is really too small for their expanding family. However, they aren’t sure that moving to a larger home is a financially responsible thing to do.
Many homeowners are now coming to the conclusion that it makes far more financial sense to improve and enlarge their existing property rather than buying a larger house. When you also add into the mix the general hassle of moving to a new area, finding new schools and, of course, the current climate which makes selling the existing property difficult it is little wonder that building an extension is becoming more attractive to home owners.
Studies have shown that moving to a larger home can be more expensive than fixing your present home. Since you already have your mortgage you don’t need to go to the additional cost of procuring a new one. Taking out a small loan to make some improvements is more cost effective.
It is also evident that improving an existing property may be a very worthwhile long term investment. When the housing market picks up the newly improved home will have radically increased in value.
The one caveat here is that the remodelling must be well planned and, even more importantly, well built. Poor workmanship or a badly designed and inappropriate extension could even reduce the value of the property. But, assuming that care is taken in the choice of design and in choosing the building company than the property value should be exponentially increased.
There are some home remodelling options which do not grow the value of a home by a great deal. For example a conservatory, room on the ground floor or a conversion can increase the value. Adding living space generally increases the property value, where remodelling a kitchen does not add a great deal to the property.
The actual amount of value added will of course depend on many things not least the state of the economy in general and the housing market in particular. The profitability of the whole project can be increased by choosing a builder that can provide a value for money service combined with quality workmanship.
When you remodel your home, even if the extension isn’t large it pays to research your builder. You should be able to see examples of their work. It is also in your best interest to have several contractors of quality work give you an estimate. Researching your builder will ensure that you have positive experience.
