When it comes down to it, flipping investment properties is not really investing. The thing about it is that it can be a very good strategy to go along with the “buy and hold” concept. The concept of flipping your properties can be very profitable if done correctly. What I am referring to when I say flipping property, is the concept of buying property with the intention of selling it right away to make a profit right away.

If you, like millions of Americans, has gotten the flipping bug from watching all those late night infomercials that state you can make huge profits with nothing down and no monthly payments, beware. Yes, it is a fact that a person can make huge amounts of money by flipping real estate. This holds very true when the process goes right. Keep in mind though, if a flip goes wrong, a person can lose a huge amount of money also.

Do not think that flipping a property is a bad idea. Actually in some cases where flipping was done accordingly, it ended up becoming a highly profitable investment. A lot of people have the inclination to purchase the property with haste, and then commence in remodeling the property in order to see any means of a substantial income from their investment.

There are a plethora of Americans that have seamlessly gotten themselves involved in a flipping frenzy. Different television shows that accentuate flipping houses are avidly airing and many people are opting to believe that they can make a great income simply by purchasing a home and then fixing it up to their preference. Many people get the idea of flipping mixed up with the idea of remodeling a home in order to sell it for a larger profit. Flipping a home is when you purchase a home and then you opt to sell it immediately in hopes that you can make a fast profit from the sale.

The basic idea that was meant behind the term flipping real estate is you can buy the property now and sell it immediately instead of having to wait an elongated period of time in order to see the benefits of buying the property. What’s better, getting your money now for the property that you have invested in, or waiting years down the road to see any money at all? Another advantage of flipping is it takes the real estate market out of the equation; you are basically buying now and selling now. You can make a large sum of money in a short time frame.

Plus since you are selling the home that you purchased, you don’t have to worry about rental contracts or having to deal with tenants that will be residing in your home. You simply buy the property for a low price, and sell it for a higher price in order to make your money back right away. However, one rule of thumb, before you get involved in flipping homes you need to learn all the stipulations that go along with the process.

If you are thinking about investing in real estate, buying a pre foreclosure property is a great way to get started Pre foreclosure homes typically have very motivated buyers which make for extremely profitable transactions Because owners of pre foreclosure properties are facing financial challenges, they are often ready to accept almost any offer. This fact often points to a huge ROI for the real estate investor The only challenge is getting the bank to accept the offer to purchase instead of forcing the home through the pre foreclosure process.

Home in pre foreclosure provide a great opportunity for real estate property investors If you have the fortitude to go through the process, buying a pre foreclosure has numbers advantages over other types of investment properties When an owner of a potential investment property is in pre foreclosure, they are extremely motivated to sell, are often willing to take an extremely low offer just to be rid of the property. This often results in a significant opportunity for the buyer. The only challenge is getting the bank to accept the offer to purchase instead of foreclosing on the home

As the bank stands to lose money on the sale, they will only do the deal if their losses are less than what it would cost to go through foreclosure.Essentially they are in a lose lose situation and will evaluate sales offers based upon what will minimize their losses. If a property owner has put the property into pre foreclosure by not paying on the mortgage, it is still up to the buyer to demonstrate that by allowing the sale to go through, the bank will minimize their losses.

A result of this fact, investors that purchase homes in pre foreclosure often put together full short sale packages to provide to the bank. They get to know the loss mitigation agent of the bank that owns the property, and learn what is needed by the bank to complete the transaction.

Many investors find people to help them get started when buying pre foreclosures Although not wholly necessary, recruiting a mentor does have some obvious benefits

Depending on your investment goals and the state of your local real estate market, investing in homes in pre foreclosure can be a great way to get a good property at a fantastic price. Just realize that it is not a wholly straightforward process

There are many other resources available to learn more about investing in short sales. BestShorSales.com is a learning service that I have found useful in the past

Location – don’t jump in to get a property simply because the market is bearish. Consider the position of the property very scrupulously. The reality is a property with a bad location won’t fetch you a great price even when the market is bullish. If you have an interest in buying property then ensure that the property is suitably located.

It should be in the vicinity of shopping complexes, malls, hospitals, colleges parks and should be easily accessible by road and mass transit systems. It may be right that a property will cost you comparatively more if it is well found. Nevertheless, you will be ready to fetch a more acceptable price when the market picks up.

long-term – making an investment in property is a long-term proposition with convincing returns over a period. You may have a higher capital gains tax guilt. A property that can fetch good rental revenue is a gold mine.

Don’t flip properties. Many investors who flipped properties found themselves in the middle of a property market crash and were saddled with properties that they couldn’t dispose off.

Lease Option – Never rent a property with a lease option to buy . You must sell or rent it straight out. A lease option goes against the interests of both buyer and seller. In all likelihood, the renter will not buy the property at the end of the lease and the proprietor would have lost a large amount of money re kickbacks on the rent. The lease agreement should have a clause that prevents the tenant-buyer from defaulting on the purchase by allowing you to forfeit the deposit.

Local – Buy local, think local. Concentrate on the idea of investing in buying local property ; at least at the beginning of your real estate investment career. Do not rush to buy property in another state or country, as you would not be so knowledgeable about the conditions. Making an investment in property in other states will boost your expenses vis commuting. Consider the incontrovertible fact that as a prospective owner you will have to inspect the property to determine if there is any damage every month. You’ll also have to ensure that the property is not being misused in any way.

It makes for better business sense for you to think local and buy local.

This article offers five tips to enable you to become profitable in real estate investing.

by Emma Murphy

Property investment can be quite profitable if you do your homework well. People who do their homework and seek the advice of professionals can definitely become rich. People who don’t heed this advice may learn through trial and error and that can prove to be an expensive experience! This article provides 5 tips to help you become successful by investing in property.

At the outset, do your best to find a really competent buyers agent; that is, if you want to be successful in property investing. A well-informed agent will know where the best pieces of real estate are and how to get the best prices for them. A buyers agent will serve as your one-on-one guide when it comes to investment opportunities in the region you’re keen on investing in. You can also expect to receive guidelines on how to pick real estate that best serves your purpose. In property investment, buyers agents make the finding and buying of properties easier for you.

Discovering great properties for real estate investment also entails the assistance of a property coach. These individuals are experts in procuring investment properties so you’ll get a good supply of tips and advice from them. You can count not just on discovering great real estate opportunities from a property coach; you’ll also obtain property funding and managing tips. They will also give advice on how you can find properties with the makings for great profit and how to procure them at the best rates possible. Hire a great property coach as this ensures you get excellent property advice as well.

When selecting a positive geared property, keep in mind the growth of the neighborhood and the value of the property. Leading districts will provide great expansion potential with an established infrastructure to help reduce, if not eliminate, risks. You can usually find these areas just beyond city borders, and they entail various types of properties. It’s also not a bad idea to focus on lower end of the market, as this niche is usually more resistant than middle markets may be. These things will help you find the real estate investment that’s best for you.

Winning regions contains Liverpool, Penrith and Blacktown. Positive cash flow property nearer the Sydney CBD area may be found of course but it will be more difficult to spot these properties. Leichhardt and Annandale are some of districts on the border of the CDB where hot, but not so expensive, properties have been found. However, don’t try and cover too many districts at once. By doing this, you’ll know the rates of properties in those areas faster. This technique will enable you to find properties at bargain rates before everybody else gets to know about them.
